As a wave of new custom estates reshapes the island, buyers who once defaulted to Miami Beach’s legacy islands are turning to a quieter, more private address on the mainland.
For decades, the conversation about Miami island living began and ended on the Beach side of Biscayne Bay. Star Island, Fisher Island and the Venetian Islands set the benchmark for privacy, prestige and waterfront. That benchmark is shifting. On the mainland, just east of Biscayne Boulevard in the Upper East Side, Belle Meade Island is making a strong case that Miami’s most desirable private island may be the one fewer people have heard of.
Scarcity by Design
Belle Meade Island is small, and that is its main advantage. The island holds roughly 54 homes at the eastern tip of the gated Belle Meade neighborhood. Residents pass through the neighborhood gate and then a second guard gate before reaching the island, with security staffed around the clock. For buyers at this level, that double layer of privacy is something few Miami addresses can match.
There is no condo tower on the horizon and no room for one. Supply is fixed at a few dozen lots, and new product comes only from replacing older homes. That scarcity is what drives trophy-level demand.

A New Generation of Estates
The island dates to the 1920s, and its housing has historically been a mix of Mediterranean, mission and mid-century homes. Over the past several years, custom developers have been replacing aging stock with modern waterfront estates designed around the water.
Nouri Group, led by founder Michael Nouri, has been one of the most active builders on the island. Its Belle Meade portfolio includes MiraGrace, Villa Miradar and Mirayas, which is now under construction.
Villa Miradar shows the new standard. The estate offers more than 10,000 square feet on a 16,500-square-foot lot with 100 feet of water frontage. Walls of disappearing glass open the home to the bay. The wellness program includes a hammam, sauna, cold plunge and fitness studio, alongside a private theater.
MiraGrace pushes the concept further. Arrival begins with a rotating driveway, and a showroom-style garage built to display a collection of MANSORY vehicles. Past the architecture, a zen garden gives the home its quiet center. It is a residence designed as much for how it feels as for how it looks.
Island Privacy, Urban Access
Belle Meade Island’s other edge is location. Star and Fisher Island residents live across the causeways. Belle Meade Island owners are minutes from the Design District, Wynwood and Downtown. The restored MiMo District on Biscayne Boulevard, with its restaurants and boutiques, starts right outside the neighborhood gate. Buyers get a guarded island retreat without giving up the city.
What Comes Next
With a limited number of lots and a steady pipeline of new custom estates, Belle Meade Island’s profile rises with each delivery. The island has moved past being described as “up-and-coming.” For a growing share of Miami’s luxury buyers, it is now the first island they tour, not the alternative they settle for.
